Seasonal and specialty services are scheduled separately and are not automatically included in turnovers or property checks. Snow removal and other weather-related services depend on weather, property access, equipment and availability, and immediate or 24/7 service is not guaranteed. Hot tubs may need time after refilling and treatment before use. Winterization and irrigation services help reduce cold-weather risk but cannot guarantee against freeze or underground pipe damage, and ice melt cannot guarantee ice-free surfaces. Specialty work requiring trade licensing is coordinated with appropriately licensed contractors.
